Just about any roof can leak as it gets older and the numerous seasons of snow, rain, and wind begin to add up, but severe storms can even cause new roofs to leak or develop the potential for a future problem. Early detection can save you from expensive repairs.

How to Check Your Roof for Leaks

Not many people want to climb up on their roof after a storm to check for damage, which is a good instinct for the inexperienced since getting on a roof can be very dangerous. So how do you check for roof leaks without climbing a ladder? There are a few early warning signs that can tell you that you're a prime candidate for a roof leak or that you may already have one.


  • Broken or Missing Shingles--Spring and summer thunderstorms can bring high winds and hail which aren't your roof's best friends. After a severe storm take a stroll around your yard to see if any of your shingles have come off. It's often possible to look up at your roof from ground level to identify missing or broken shingles. Schedule a roof repair for broken or missing shingles to avoid the potential for future leaks
  • Interior Discoloration--Water that seeps into your home is going to become dirty and stains are usually left behind as it dries. This discoloration is normally easy to spot on the underside of your roof sheathing and on your interior drywall and can often be caused by winter ice damming. Unfortunately the staining means you already have a roof leak, but it may be just beginning
  • Cracked Caulking--Just like around your doors and windows, there are caulking joints on your roof. Caulking is used as an exterior water sealant. If you see the caulking on the outside of your home beginning to crack as it gets old and dried out, the caulking on your roof is probably in the same shape, if not worse. A roof repair consisting of re-caulking all flashing should head off potential leaks
  • Shingle Coating--Shingles have protective coatings and granules to help prevent moisture penetration into your home. Unfortunately, shingles don't last forever, and if you're starting to see a lot of these granules around the bottom of your downspouts after a rain, your roof may be signaling that a roof leak is near

Roof leaks don't fix themselves, and, if left alone, a simple roof repair can turn into a major restoration project involving drywall, insulation, painting, and even mold remediation. Many roof repairs are fairly inexpensive and can be done in a few hours. Even if you need a whole new roof installed, you may be surprised at the shingles and other roofing products available to fit nearly any budget.
