Roofing Question

How much will it cost to replace 2 dormers?

What is the typical cost to replace dormers? We need to replace two. Both dormers are 10-feet by 12-feet. -- Holly, Mich.

It depends on what you mean by replacing dormers. If you mean the entire structure including the framing and siding, that can be a substantial project -- especially if they are both 10 x 12 feet as those are large dormers and the framing may be tied into the structural integrity of the roof. A lot of interior finish work may be involved as well. If replacing everything is what you have in mind, I suggest you get at least three estimates from local contractors for the project. Make sure their work scopes for the job are similar, check their references and licensing, and decide which you would like to hire.

If you are referring to just replacing the shingles, then that is a different matter entirely. The job should take a little over two squares of shingles, and some work may also need to be done to tie the new dormer roofs back into the existing roof of the house. If the shingles are standard asphalt, I would estimate the total job cost to be somewhere between $400 and $600.

This price range can vary depending on the job-site conditions, the type of shingles being used, and the labor rates in your area. The entire job shouldn't take more than an afternoon. If the old shingles have to be torn off or any of the sheathing has to be replaced, that could cause the price to go a little higher. Depending on how long ago the main roof was done, the biggest issue may be finding shingles to match.

Roofing vs. Reroofing

Roofing vs. Reroofing

If you come to find out that your roof has been damaged and needs to be fixed then there are two main approaches you can take. You can either decide to make a roof repair or replace the entire roof. Roof repairs will generally save you time and money, but in most cases a new roof is the best option. As a general rule of thumb, if the existing roof on is only one layer and there are no problems with the roof deck, a new roof is not necessary.
